Craig Robins, one of the mavericks responsible for the South Beach renaissance of the last decade, is now masterminding a new Miami neighborhood on Allison Island. Aptly called Aqua (every house has a fabulous water view), the gated community in north Miami Beach blends Modernist architecture into a setting of art-filled parks, palmy plazas, and waterside promenades. Robins brought in 10 prominent New York and Miami architects (Hariri & Hariri, Alexander Gorlin, and Walter Chatham among them) to design the 105 mid-rise condos and 46 houses, ranging in price from $600,000 to $3 million. Gaggenau kitchens and rooftop solaria are drawing SoBe sophisticates who, like Robins himself, have graduated from club-hopping to raising families. Although Aqua won't be completed until late 2004, more than 60 percent of the units have already been sold. Aqua, Miami Beach; 305/867-5700; www.aqua.net.
